This development required the demolition of an existing vehicle workshop in a small mews and the formation of a new high-end mixed use (residential/commercial) two storeys and double basement structure.
PJCE's design comprised 2 commercial units and 2 residential units each with their own swimming pool at basement level. The basement was designed using a contiguous auger bore piled wall to the mews’ road, but employed deep underpinning to all other perimeter walls due to space constraints. Reinforced concrete flat slabs and transfer beams at ground and lower ground level have allowed internal space flexibility. The proposals for the superstructure include traditional load bearing masonry walls and precast concrete elements.
The design required a degree of top down construction to minimise movement to the party walls and provide platform areas for welfare facilities during construction.
