Refurbishment of a mid-19 Century, Grade II listed, central London building into 45 residential apartments with boutique ground floor retail space. The front and side sections of the building are sympathetically refurbished to preserve the historic façade, while the rear building sections are demolished and re-built with a movement joint at the interface.
The superstructure of the new build is a reinforced concrete frame with a lightweight steel construction for the upper floors within the roof space which generates two additional stories. A new concrete lined sheet piled basement provided two levels of basement, generating an additional subterranean level for ‘puzzle’ car parking. A reinforced concrete raft foundation ensures the proposed high speed train tunnel zone below is not compromised.
Within the retained historic building, careful sequencing and monitoring of the installation of steel frames allows for the removal of existing walls, slabs and stairs to provide space for a basement gym and reinforced concrete formed swimming pool at low level.
