For this project, Pringuer-James Consulting Engineers included the demolition of the existing property and the construction of a new 3 storey steel framed residential property with a basement swimming pool and entertainment area beneath the rear garden.
The basement was formed using contiguous auger bore piled walls and reinforced concrete slabs in external areas. As basement was formed under the whole width of the property the piles were located in close proximity to the neighbouring houses. Temporary works were developed with the contractor to limit the deflection to the top of the piles and decrease the risk of damaging the properties. Reinforced concrete slab at ground floor was constructed to transfer any horizontal loads in the permanent condition.
The internal structure was steel framed with precast concrete slabs. The impressive internal sweeping staircase was designed as free standing reinforced concrete structure.
