After demolition of the existing 1960’s building new residential scheme including twelve units was proposed. Aiming to get cost effective solution traditional build was proposed for the development. The project included traditional load bearing masonry walls with pre-cast planks forming the super-structure and beam & block floor at ground level.

Due to the soil conditions single auger bored piles with ground beams between were used to pick up the load bearing masonry walls above and the beam and block ground floor. As part of value engineering, during the construction period part of the ground floor was cast in-situ concrete as an alternative to underpinning the existing party wall.

The project was completed on time in the summer of 2012 after a 10 month construction period.
