This proposed redevelopment of an existing warehouse site approximately 2850 sq.m, located in close proximity to Kings Cross St. Pancras Station consists of a multi storey residential-led development rising seven storeys above ground level with a 5.5m deep basement across a significant extent of the site. The development will contain 59 residential units of various types, in addition to a combination of mixed use space such as Class B1a Offices, Class A1/A3 Cafe Gallery areas and private gym facilities. The proposed scheme will provide an area of landscaped courtyard with a new pedestrian route through the site linking Grays Inn Road with St. Chads Street.
The development will require the demolition of existing warehouse buildings. The proposed structural scheme for the larger blocks will consist of a reinforced concrete flat slab frame with a series of stability cores across the site and a first floor transfer structure running down onto a reinforced concrete basement box underlying the entire site. The smaller residential mews blocks will consist of traditional precast concrete floor plates and load bearing masonry walls. The superstructure will be supported on a site wide system of internal load bearing bored auger piles with a combination of various forms of embedded retaining wall and underpinning to the retained boundaries.
