Bedford Row is an exclusive part of Holborn in the heart of London. The existing building was a Victorian building comprising a basement and four super structure floor levels with a part penthouse (5th floor) and roof terrace. The client was converting the usage of the building from commercial to residential.

 

The scheme was to remodel the existing structure to accommodate the required residential layouts. The building is a load bearing brickwork structure with internal steelwork frames to first floor level. 

 

The floor plates were steel filler joist floors with raised timber floor joists above. The roof structure was a timber framed mansard roof. The existing building shares party walls with the “Old Nick” Public House on Sandland Street and No 42 Bedford Row. The property has a vault beneath the pavement on Bedford Row for approximately half the site width
