This development comprises residential and commercial space with 7 to 13 storeys of superstructure with two levels of basement across the entire footprint of the site. The building is formed using bespoke-designed steel shipping containers stacked onto a steel framed podium deck.
The bespoke designed pods are transported to site fully fitted-out), lifted into position and then welded together to form a robust structure. This provides a very fast form of construction, saving months of the construction programme, compared to traditional works.
Below ground, the double storey basement is formed using sheet piles with a raft foundation. Where possible, the basement and ground floor slab are used as permanent props to increase the efficiency of the deep basement.
The site is located partially above the High Speed 2 rail restriction zone, which has placed limits on foundation depths, loads, movement and vibration from new developments. In order to achieve acceptance from HS2 a raft solution has been developed and verified to suitably limit the pressures on potential tunnels. PJCE have coordinated specialist analysis on both ground movement and vibration.
As an island site, with limited foul water provision, a highly coordinated drainage solution with specialist pipe jacking has been developed. A key requirement of the project is to keep the North Circular (A406) open during the works.
