This substantial mixed-use development will provide a total of 163 residential units, office, retail and cultural facility space over three blocks with a double basement and landscaped podium.
Block 1 is 10 storeys and for office use with provisions for retail space at ground floor and bar/café areas at levels 8 and 9. The design of this steel-framed building has been developed to achieve large column-free spaces.
Blocks 2 and 3 are 15 and 19 storeys respectively and for residential use above first floor, with provisions for cultural and retail space at Ground floor. The blocks are linked at ground floor by a reception area for residents. The basement provides Retail, Cultural spaces, plant and car parking.
The structure for the residential blocks comprises in-situ RC flat slabs supported on a combination of regular and blade columns and a central core. Columns are located around the perimeter, with some internal columns where necessary to limit slab deflections. Typically, internal columns have been placed within party walls to limit impact on floor layouts. Column grids are irregular but provide an approximate 7x9m grid.
PJCE carried out re-engineering of the original planning scheme to provide a cost-efficient design. The use of top-down construction for the office building and a bottom-up sequence for the residential towers not only reduces the build programme but also minimises the requirement for extensive temporary works.
The complex ground conditions and existing buried structures required utilisation of both CFA and Rotary bored techniques for piling works.
The curved façade comprises 900mm wide faceted triple-glazed units and required a high level of coordination with the structural design.
